§ 32-4-252. SITE ANALYSIS PLAN.

  • (a)

    Submittal to the Department of Environmental Protection and Sustainability.

    (1)

    The applicant shall prepare a preliminary site analysis plan and file the plan with the Department of Environmental Protection and Sustainability.

    (2)

    The site analysis plan shall include all information necessary for the Department to approve the primary conservancy area.

    (b)

    Director's certification. The Director of Environmental Protection and Sustainability or the Director's designee shall certify that the primary conservancy area has been delineated accurately, or if not, notify the applicant that revisions are required.

    (c)

    Submittal to the Department of Planning.

    (1)

    The applicant shall submit the site analysis plan to the Department of Planning.

    (2)

    The bounds of the primary conservancy area, as approved by the Department of Environmental Protection and Sustainability, and the proposed secondary conservancy area shall be delineated on the plan.

    (3)

    (i)

    The plan shall show significant site features including streams, priority 1 and priority 2 forests, scenic views, hedgerows, fences or stone walls, existing structures, roads, tracks, and trails.

    (ii)

    The plan or an attachment shall show land uses adjoining all tract boundaries at a scale and extent to allow for consideration of natural and built elements that may affect the development proposal.
