§ 32-4-213. GENERAL REQUIREMENTS.

  • (a)

    In general. The concept plan shall set forth an informative, conceptual, and schematic representation of the proposed development in a simple, clear, and legible manner.

    (b)

    Requirements for concept plan. The concept plan shall:

    (1)

    Indicate general site layout, proposed building types and uses, proposed number of units or square footage for nonresidential projects, parking and traffic, proposed open space, general location and size of community identification, enterprise and joint identification signs, landscape concept, and any significant changes to topography and surface drainage;

    (2)

    Based on the best available information, show the general location of streams, nontidal wetlands and tidal wetlands, steep slopes, major vegetation, erodible soils, and proposed buffers and setbacks;

    (3)

    Include a forest stand delineation which shall be submitted and reviewed in accordance with § 33-6-107 of the Code;

    (4)

    Be in sufficient detail to enable the county, other reviewing agencies, and the general public to make reasonably informed judgments regarding the proposed development, including compliance with the county Master Plan;

    (5)

    Generally comply with county regulations and standards; and

    (6)

    Contain a chart showing a comparison of what is proposed versus what is otherwise permitted in the underlying zoning classification.
