§ 32-4-211. CONCEPT PLAN; OPTIONAL INFORMATIONAL CONFERENCE.

  • (a)

    Conference in general.

    (1)

    Before the preparation of a concept plan, an applicant is encouraged to meet with county agencies to obtain information about government policies, standards, and legislation that could pertain to the applicant's property.

    (2)

    The informational meeting is optional.

    (b)

    Information provided to applicants. The Department of Permits, Approvals and Inspections shall coordinate the information to be provided, including:

    (1)

    Zoning;

    (2)

    Development regulations and standards;

    (3)

    The plan preparation, review, and approval process;

    (4)

    Design policies and guidelines;

    (5)

    Master Plan intent and potential conflict;

    (6)

    Growth management policies;

    (7)

    Proximity of sewer, water and storm drainage conveyance system, and roads;

    (8)

    Basic services mapping;

    (9)

    Housing policies;

    (10)

    Microwave pathways;

    (11)

    Environmental constraints, including areas subject to tidal and riverine flooding, tidal wetlands and nontidal wetlands, areas of wet soils, county-designated critical areas, steep slopes, agricultural preservation areas, water courses, rare and significant plant and wildlife habitats and forest conservation;

    (12)

    Recreation and open space requirements;

    (13)

    Historical structures, areas, and sites and archeological sites;

    (14)

    State or federal permits which may be applicable;

    (15)

    Critical area findings under § 33-2-202 of the Code and standards under Article 33, Title 2 of the Code;

    (16)

    Master water and sewerage plan designations; and

    (17)

    A statement whether the plan is located within an area subject to review by the procedures, if applicable, for complying with Design Review Panel requirements.
